A tenant gives notice, and the property sits empty for six weeks while you keep paying the mortgage. That's a void, and it comes straight off your return for the year.

The mechanism

Guaranteed rent, in plain terms

KG becomes your tenant. We sign an agreement, and from that point we pay you a fixed rent every single month. Occupied or empty, peak season or quiet, that figure lands in your account.

We then let your property to vetted working professionals through KG Short Stay, our guest brand. Contractors, engineers and consultants on long projects, invoiced through their employers, staying weeks or months at a time.

If the property is full, we're happy. If it's between guests, that's ours to solve, not yours. Your rent doesn't move either way.

You are not signing your property away. You keep ownership, you keep the asset, and you can have it back on 2 months notice. What changes is that the income becomes predictable and the day-to-day becomes ours.

The questions landlords ask us

Is my property suitable?
Most 2 to 5 bedroom houses and apartments in or near Swansea and Newcastle are a good fit, especially near hospitals, universities, business parks and major projects. The quickest way to know is a free estimate. If it isn't right for us, we'll tell you straight away.
What about wear and tear?
Your property is professionally cleaned between every stay and inspected regularly, which is more often than most tenanted homes ever get looked at. Our guests are working professionals, not party bookings, and we handle proactive maintenance so small problems get fixed before they turn into big ones.
Who are the guests?
Working professionals on the job. Contractors, engineers and consultants placed by firms like Balfour Beatty, Kier, Morgan Sindall and National Grid. We house more than 500 of them a month, they're vetted, and they're invoiced through their employers.
What if you can't fill it?
That's the whole point of guaranteed rent. Whether your property is full or empty, we pay you the same fixed rent every month. Filling it is our job and our risk, not yours.
How long is the contract, and can I get out?
There's no long lock-in. You can have your property back on just 2 months notice. Most landlords stay because the numbers work, but you're never trapped.
What does it cost me?
There are no upfront fees and no setup costs to you. We pay for the photography, furnishing, staging and listing. We're charged on net rather than gross, and our income comes from running the property well, not from fees stacked on top of your rent.
Do you take HMOs or apartments?
Yes. Houses, apartments and some HMOs all work, depending on layout and location. Tell us what you've got in the estimate and we'll let you know.
Which areas do you cover?
South Wales, centred on Swansea, and the North East around Newcastle. If you're near either, or near a major employer or project in between, ask us.
